Properties
Where it lives: in the Spain Public Administration results, at data.properties.es. APIs with dedicated per-product results endpoints return this model directly.
One entry per property the person holds in the Cadastre (Catastro), read through the Carpeta Ciudadana in their name, with their consent: urban and rustic, owned outright or shared with others.
What a property says
- Where and what it is: the cadastral reference, the address, its type (urban, rustic) and its use (residential, commercial, parking…).
- What it is worth to the State: the cadastral value (
assessed_value), split into land and construction, and the year of that valuation. - Who holds it, and in what share: see right below.
Shared ownership
owners lists every holder of the property, not only the person who connected: a home bought with a partner comes back with both of them, each with their name, identity document and share.
percentage is a fraction: 0.5 is half, 0.59 is 59 %. So the person’s real stake in a property is its value times their share, and a property they hold at 10 % is not a property they can offer as collateral on their own.
The Cadastre is a tax register, not the Land Registry. It says who holds a property and what it is worth for tax purposes; it does not list mortgages, liens or seizures, which live in the Land Registry (Registro de la Propiedad). And a cadastral value is usually well below the market price. Read a property’s debts from the credit registry and the tax data’s home loans.
